Conceptual Development Overview: Tiny & Patio Home Community
Southern Artisan Builders of Louisiana is in the early planning stages of a compact residential development that blends efficient land use, cost-effective construction, and functional design. This proposed community will consist of permanently built tiny and patio-style homes, ranging from approximately 400 to 1,000 square feet, with integrated infrastructure and shared amenities to support long-term sustainability and market appeal.
Development Objective
The project aims to meet increasing demand for affordable, right-sized housing by offering durable, energy-efficient homes in a professionally managed neighborhood setting. The development will cater to individuals, couples, and small families seeking lower maintenance living without sacrificing quality or independence.
Key Features & Infrastructure
Energy-Efficient Construction: Homes will be built to modern residential codes with emphasis on thermal efficiency, low-maintenance materials, and long-term durability.
Standardized Utility Integration: Centralized water, sewer, drainage, and electrical systems designed for code compliance and future scalability.
Concrete Drives and Walkways: Poured-in-place concrete pads and pedestrian pathways throughout the site for access, circulation, and ADA compliance.
Shared Amenities (subject to final site plan):
Central pavilion or community structure
Designated green spaces or pocket parks
Optional raised garden beds or recreation zones
Waste and recycling containment areas
Limited covered or off-street parking
Lot Configuration & Site Layout
Lot Sizes: Estimated 2,500 to 4,500 sq. ft. per unit, depending on footprint and setback requirements
Home Spacing: Designed to balance privacy and density, using fencing, landscaping, or orientation to mitigate crowding
Drainage Planning: Site grading and water runoff systems will be designed per local code with detention/retention as required
Access Roads & Fire Lanes: All access routes will meet applicable standards for emergency response and service access
Target Locations
We are actively evaluating sites across Acadia, St. Landry, Iberia, Evangeline, St. Martin, Vermilion, and Lafayette Parishes, based on zoning viability, utility access, and housing demand metrics.
Next Steps
Current efforts are focused on site selection, zoning review, and preliminary civil planning. We welcome discussions with municipal planners, utility providers, and potential funding partners to move the project into design and permitting phases.
